Brookley by the Bay is one of Mobile's only developable waterfront parcels. Among the 327acres, only 41 acres are wetlands leaving 259 acres developable. The Site is mostly flat and undeveloped with some existing buildings and two roads (Old Bay Front Drive and Commander Drive). Because of its limited access the Site is very private and, potentially, very secure.

From Downtown Mobile it takes approximately six minutes to get to Brookley by the Bay via Interstate 10.

The USA Foundation's goal is to have the Brookley by the Bay Site developed in a manner that benefits the University financially. The central philosophy of the USA Foundation is to grow endowment assets, while supporting the University's operating needs. Since 1990, the Foundation has contributed more than $131 Million in support of the University of South Alabama, its students, faculty and academic programs.

In July, 2012 Airbus announced its plans to construct a $600-million assembly facility at the Brookley Aeroplex. Airbus has stated that Mobile will be its aerospace enterprise "home base" in the United States. The Mobile facility is expected to produce its first aircraft in 2016. The facility will employ 1,000 people directly. The State expects that five separate construction projects will commence at Brookley Aeroplex in the summer of 2013, generating 3,600 construction jobs.

Alabama's Secretary of Commerce has explained that the initial supply-chain thrust will happen near the Airbus facility where suppliers critical to the operation will cluster. In terms of supply-chain potential, economic development professionals stress that proximity is considered paramount, because warehousing may not necessarily be available. Brookley by the Bay is strategically located to capitalize on this near-term, supply-chain development potential.

Economic and Market Framework:
The USA Foundation commissioned an Economic and Market Framework Analysis in May of 2012. The analysis concluded that with a major manufacturer at the Brookley Aeroplex, the Brookley by the Bay Site would be well positioned for industrial and light industrial development as well as office and hotel/conference center space.
